The MREA Economic Model is a framework from "The Millionaire Real Estate Agent" book that helps agents plan their business by working backwards from a net income goal to the daily activities required to achieve it.

The 30-30-40 rule recommends allocating 30% of Gross Commission Income to Cost of Sales (splits, fees), 30% to Operating Expenses (marketing, staff, rent), while keeping 40% as Net Profit.

Divide your required Gross Commission Income (GCI) by your average commission per transaction. For example, if you need $300,000 GCI and your average commission is $10,000, you need 30 transactions.

A good conversion rate from appointment to signed agreement is around 70% for sellers and 70% for buyers. This means 7 out of 10 appointments should result in a signed contract.

This depends on your lead-to-appointment conversion rate. If 20% of leads become appointments, and you need 100 appointments, you need 500 leads. The calculator helps you work through these numbers precisely.
